House Rules

You will be considerate of the building community residents as they are sensitive to short term rentals guests. Please limit any communication, concerns or questions related to the app or your reservation to our hosts only and not any front desk staff.

Any concerns about your stay in terms of entrance to the building, accessing the unit or any unit issues will be communicated directly and only to Apex Hospitality and the hosts on this app.

You will respect the quiet hours between 22:00 and 08:00 in terms of playing loud music or noise. There are noise sensors installed all across the building and after a warning is sent for loud noise your stay may be terminated with no refunds.

No house parties are allowed in the unit at any time . Any parties or visitors outside of the guests have to be accommodated in the amenity lounge which can be reserved for 300 dollars with a 200 dollar deposit for 4 hrs of use.

Any fobs, pool and parking passes and keys that are not returned to the safe at checkout will incur a $150 per item charge

No unregistered guests are allowed. Each unit has a Ring door camera at the front door entrance facing the lobby (for safety, it is the only camera at the unit) and any additional guests at check in day will be charged the listings per day additional guest fee for the duration of the stay booking.

For each guest that overstays past the listings check out time a fee of $50 also applies for each hour after the checkout time of the listing.

Please take care of the furnishings. You have to pay for damages that exceed the security deposit

Please do your dishes

Please take the trash out before you leave

No illegal substances allowed on the premises

For Guest that have 0 reviews or recent negative feedback we will require a digital or picture copy of your drivers license or passport page to run a basic background check as is done with all tenants of the building for this unit. Please do not book if you have any issues with this and fit the criteria above.

Breaking any of these ground rules will result in termination of the reservation and being escorted out by security. If you feel you won’t be able to follow these basic rules, please reach out to me so we can cancel the reservation.

The space

Please note this a 2 Bedroom apartment shared with the host, you will have full private dedicated access to one of the Bedrooms with a Queen Bed, 65" LCD with all TV Streaming Apps loaded and Full walk in closet with a full Mirror with integrated dresser and a dedicated private Full bath with Shower. The Living Room and Balcony will be shared spaces but fully accessible to all guests for use including all fridge, coffee maker, kitchen appliances and amenities.

You will receive a dedicated Fob to access the building and all amenities. Parking is Valet and charged by the day.
Guest access
The Private Bedroom has an adjacent Private Full Bath. The living room area will be shared with another Guest who will reside in the 2nd Private Bathroom

Parking is valet and $20 a day paid to the parking attendants at the entrance to the building daily when picking up and checking in your car
Additional notes
We use a Key pickup and drop off service (works with an Android or IPhone App) that is a 10 minute drive from the building, if you are ride sharing simply add it as your first stop then the apartment. The key pickup hours are 7am till 10pm. If you need any other time please let us know so we can make other arrangements.

If you need an earlier check-in than 3pm or later check out than 10am please let us know as we may be able to accommodate based on availability

Neighborhood overview
The Central Business District (CBD) of Miami is the historic central business district and city center of what has become Greater Downtown Miami[1] in Miami, Florida. Over 92,000 people work in Miami's Central Business District.[2]

The Central Business District is generally bound by Biscayne Boulevard, Bayfront Park and Museum Park on the east, the Miami River to the south, North 6th Street to the north, and Interstate 95 to the west.[1][3] While it is technically Miami's official "downtown", the term "Downtown Miami" has come to refer to a much larger 3.8-square-mile (10 km2) area along the bay from the Rickenbacker Causeway to the Julia Tuttle Causeway. It is also distinct from the financial district, which neighbors Brickell to the south.

The Metromover Inner Loop is located entirely within the CBD, as is Metrorail's Government Center station, where the rapid transit and people mover systems meet. This is the busiest station for both systems and sees over 15,000 riders on an average weekday. It is located on the west side of downtown in the Government Center area, which has a large concentration of city, county, state, and federal offices. The area is also heavily served by the Metrobus (Miami-Dade County) and Miami Trolley, as well as taxicabs, ridesharing companies, and shared scooters. Downtown Miami as defined by Walk Score which includes Brickell and the Arts & Entertainment District, is considered "very walkable" and as having "world-class public transportation", as well as being "very bikeable".
